Q: Who do I contact if there is a mosquito problem around the pond area?
A: The City of McKinney performs regular mosquito and bird testing for health concerns. For the Association to treat the pond, please call CMA Management at 972-943-2870.
Q: Who do I contact about speeding and installing speed bumps?
A: While the City of McKinney fire department does not permit speed bumps, Robyn Root with the City of McKinney has performed roadway studies on behalf of the homeowners. For additional information, please feel free to contact her at 972-547-7425.
Q: Who do I contact about street light outages?
A: TXU owns the streetlights in the area. To report street light outages, please contact TXU at
http://www.oncorgroup.com/community/streetlights/default.asp or call 1-888-313-4747. Be sure to have the address of closest home, street names for intersections, or pole number available. The more information you provide, the easier they can repair the light.
Q: Who do I contact about additional street lights?
A: Robyn Root with the City of McKinney has performed property inspections and found that the lighting meets the minimum lighting requirement. The Association has gathered bids for additional lighting around the park and Annalea areas. However, commercial light equipment, without installation, will run $5,000 and the Association does not have the additional funds.
Q: Who do I contact about a neighbor parking on the street incorrectly?
A: Please contact the City of McKinney non-emergency number at 972-547-7600. They can adress vehicles blocking right-of-ways, expired inspections and registration, parking the wrong way, parking too close to a street sign or fire hydrant, and other parking infractions. The Brookview streets are city property.
Q: I'm concerned about the number of homes for sale in our neighborhood.
A: Currently, Brookivew has 4.9% homes for sale in the Community. These homes include mortgage foreclosures as well as individual home sales. Although it is a national trend, the City of McKinney is getting hit fairly hard with foreclosures. Foreclosed properties will certainly impact the financial stability of the Association. In addition to foreclosures, the number of homes for sale has increased to 8% in the North Texas area which impacts the time a home is on the market before sale.
Q: I know someone in another Association who pays less in assessments than Brookview. Why?
A: There are a number of factors to consider when looking at assessments in another community. To name a few, ask about the number of homes paying assessments, assets owned by the Association, types of amenities, frequency of assessment billing, outstanding receivable balance, age of the property, and overall financial preparedness. Brookview has 466 homes. The Association transitioned frm the developer to homeowners a year and a half ago. The community has a pond, playground, and 24.73 acres of land.
Q: How many homeowners have delinquent accounts?
A: On December 31, 2006 the outstanding receivable balance was $15,518.30. this was a total of 83 lots with outstanding balances. Since December, forty (40) of these homes have paid their balance.
Q: I received a postcard to mow my lawn the day after it was mowed? Why do you keep sending me notices?
A: The management company performs convenant enforcement inspections every two weeks. Please do not take offense to the postcard reminder notice as this is the nicest way to nitify a homeowner of an observed concern. In some cases, homeowners are aware of a concern and have the item already on thier list. In other cases, the homeowner does not intend on performing the maintenance. The Association must evenly enforce covenants through out the neighborhood but certainly understands special circumstances. If you are leaving town for a short trip which you suspect will lead to a noticee, notify the Management Company so they can make a notation. Communication means everything. Of course, an extended absence will require advance arrangements to keep your property maintained to the Association standards.
Q: Are there any plans for a pool?
A: The smallest pool costs $400,000 to build in a Homeowner's Association. You have to put in separate bathrooms (not just one) and meet state gate/fencing requirements which increases the expense considerably. The Association does not have the money to install a pool at this time.
Q: I heard the City of McKinney is building another playground near Brookview. Where would I get information about this?

Q: I am having trouble with my home. Who do I call about a warranty concern?

Q: I am having trouble with the area behind my house, the ground seems to be washing out. Who do I call?
A: If your property is washing out, you should call the City of McKinney building inspections department at 972-547-7460 to first have them come out and determine if there is a grade issue, or if it is normal. Once they determine it is in fact a grade issue, you will need to contact Fox and Jacobs home warranty at 214-276-8001 to have them come and fix the problem.
